TENANT and TENANT’S family members, guest, employees and agents are subject to the rules and regulations included in this lease, and such other and further reasonable rules and regulations as LANDLORD may from time to time adopt. TENANT is responsible in all respects for the actions of any of the above people. The rules and regulations are hereby made a part of this lease and incorporated into it as terms hereof and any violations of these rules and regulations by TENANT and/or TENANT’S family members, guests, employees, and guests shall constitute a substantial and material violation of this lease by TENANT thereby affording LANDLORD the remedies at LANDLORD’S option set forth in the lease.

1. No personal belongings of any type are to be left on lawns, walks, parking areas, stairs, landings, patios, public halls, or in any other common areas. Please keep breezeways, patios, and stairways clean and free of debris.

2. No cars, trucks, trailers, campers, boats, recreational vehicles motorcycles or similar vehicles are to be stored in the parking areas without prior written consent of the Manager. Vehicles will be considered “stored” when they have not been moved for 7 days, and will be towed at the vehicle owner’s expense. No vehicle maintenance of any kind including washing is permitted within the complex. All vehicles must be fully licensed and operable.

3. Loud and boisterous noise of any objectionable, abusive or threatening behavior by any resident or guest towards management or other residents or guests is not permitted. In consideration of your neighbors; a 9:00 p.m. to 7:00 a.m. curfew is in effect. Residents shall not congregate outside of their apartments after 9:00 p.m. In addition, televisions, stereos, radios, etc. must be reduced in volume after 9:00 p.m. and noise kept to a minimum.

4. All trash, garbage, and waste of any kind must be placed in a container. This container must be stored either inside the unit or on the side patio only! Trash containers must be placed curbside Thursday mornings for pickup and retrieved Thursday night. No furniture, large boxes, etc. may be placed curbside for pickup. Tenant will be charged a hauling fee to have these items removed from the premises.

5. Soliciting of any kind and loitering is prohibited within the complex. Please notify the Manager if it occurs.

6. No sanitary napkins, disposable diapers, or any other objects or materials not specifically designed for such disposal, shall be placed in the toilet. TENANT shall be charged reasonable repair costs for their removal if they cause plumbing problems or other related damages.

7. No signs, banners, advertising or any other materials or objections shall be placed in windows, on walls (both exterior and interior) so as to be seen from the outside, except with written permission of LANDLORD.

8. No TENNANT may be convicted of a criminal offense or delinquent act including, but not limited to, injury or attempted injury to person or property.

9. The use, attempted use, manufacturing, sale, or distribution of drugs is strictly prohibited and is grounds for immediate termination.

10. Children and other authorized residents of leased premises shall not behave in such a manner as to constitute an annoyance to other TENNANTS.

11. No contact paper, adhesive fasteners, or any other object or material utilizing adhesives shall be attached to any surfaces within the apartment. The management wants you to be able to decorate your apartment as you wish, but please contact the Manager as to the type of fasteners recommended.

12. No antenna, aerial or other appurtenances shall be placed on the building, so as to be seen from the outside, without written consent from the LANDLORD.

13. Yard or auction sales are prohibited within the complex, without the written permission of LANDLORD.
14. Bicycles, motorcycles, including motorbikes and minibikes, shall not be parked in the breezeways, hallways, patios, sidewalks, or grass. These will be parked at areas specified by the manager.

15. No washing machines, dryers, air-conditioners, dishwashers, or any other equipment shall be installed.

16. It is recommended that you obtain your own insurance against fire, theft, or other disasters (Renter’s Policy), as LANDLORD carries insurance on buildings only and LANDLORD will not be responsible for damages to TENANTS personal belongings.

17. Laundry must not be left in laundry room unless your unit has a private laundry room.

18. No children under the age of 13 will be left alone in the apartment or at the complex without the supervision of an adult.

19. Littering is prohibited.

20. TENANT must not add or change locks on the apartment.

21. If the police are called more than once on TENANT or any member of TENANT’S household, or guest, notice of eviction will follow.

22. A $20.00 service charge will be placed on all returned checks and after two returned checks, money orders or cashier’s checks only will be accepted.

23. All maintenance must be reported in writing to the office.

24. TENANT shall keep the premises in a clean and sanitary condition at all times. Including but not limited to, cleaning appliances, keep closets and storage areas clean and free of debris, and generally complying with all laws, health and policy requirements with respect to said premises and appurtenances, and save LANDLORD harmless from all fines, penalties and costs from violations or noncompliance by TENANT with all of said laws, requirements or regulations, and from all liability arising out of such violations and non-compliances.

25. A legitimate written complaint concerning noise or disturbances caused by TENANT or his guests will result in a Notice of Lease Violation. A second written complaint concerning noise or disturbance caused by TENANT or his guest will result in evictions.

26. Adding or allowing other people to live in the household must be approved by LANDLORD.

27. No alcoholic beverages are permitted on the grounds, common areas, parking lots, etc.

28. Grills are allowed in the complex and should be covered when not in use. TENANT will be responsible for disposing of ashes properly by putting them in a trash bag and taking them to the dumpster. TENANT will also be responsible for any fires or accidents that occur because of grills.

29. Shower curtains are required.

30. Inflammable or toxic substances may not be stored in the unit.

31. Kerosene or any other type of gas heaters, are not permitted.

32. TENANT must compensate LANDLORD for any damages to the grounds, trees, or shrubs on the property caused by himself, members of his household, or his guests. Any tenant witnessing any act of destruction or vandalism is to report it to the LANDLORD immediately.
